ESSENTIAL JOB DUTIES



  1. Planning and Strategy. This position will manage and support an overall supply chain strategy for the company to support the business plan objectives. Focus on quality, cost, delivery, and cross-collaboration with all internal customers. Support of the annual budgeting process.
  2. Supplier and Relationship Management. Key liaison with external strategic business partners / vendors. Develop and execute a supplier qualification and certification process. Provide leadership in the qualification, source selection, contract negotiation, and relationship management with suppliers. Ensure continuous improvement in quality, service, and cost / discounts.
  3. Strategic Planning: Supports corporate OGSM objectives and goals. Cross collaboration with Operations and CID / Asset Management teams to support SIM initiatives.
  4. Cost Reduction / Corporate Leverage. Support consolidated sourcing efforts across Bigos as appropriate. Work closely with other team members to identify and achieve leverage and savings opportunities. Assist in the negotiation of bulk discounts (especially in common capital expense categories), cost savings, and other continuous improvement opportunities.
  5. Problem Solving / Trouble Shooting. Proactively analyze trends, identify problems, and make recommendations to avoid future issues. Address and resolve all issues that develop with the properties, vendors, quality and pricing to ensure a consistent quality product is delivered in a timely fashion.
  6. Self / Workload Management. Responsible for effective self / workload management. Demonstrates clear written and verbal communication skills. Attends all daily, weekly, and/or monthly department/company meetings to ensure proper communication/planning occurs. Adheres to all Bigos Standard Operating Procedures.
  7. Other duties may be assigned to meet business needs.


QUALIFICATIONS

Education and Experience:



  • A Bachelor's degree in Supply Chain Management, Business, or Finance. Certification in Supply Chain Management a plus.
  • 3 + years of increasing responsibility in purchasing in a high-volume environment.
  • Multi-Family Housing or Construction industry experience a plus.
  • Multi-Family management systems experience a plus (i.e. Yardi or other related software).
  • Strong influencing and negotiating skills.
  • Excellent verbal and written communication skills.
  • Demonstrated track record of business partner collaboration; ability to work effectively in cross-divisional capacity.
  • Ability to develop and implement cost reduction strategies.

  • Fluent in English and ability to use tact and diplomacy in a clear, courteous manner when dealing with internal and external customers.
  • Ability to anticipate and meet future demand/needs of the business.
  • Proven track record in improving processes, leading change initiatives, and implementing innovative strategies.
  • Strong business acumen and technical savvy.
  • Ability to overcome obstacles to achieve goals/achieve desired results.
  • Develop and maintain strong vendor relationships.


Physical Demands:

Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer; strength to lift and carry items weighing up to 10 pounds; vision to read printed material and a computer screen; and hearing and speech to communicate in-person and over the telephone. Must be able to quickly and easily navigate the property/building as required to meet the job functions, including moving about freely throughout the office and common areas. Job requires local travel to meet employees, attend on-site meetings, and tour Residential Communities.
