***Sign On Bonus Offered*** Job Summary We are looking for a Lead Operating Engineer to join our team at JLL! The Lead Operating Engineer - Electrical Systems is responsible for the operational management of all Campus electrical systems and daily leadership of the Electrical team members. Primary objectives include safely and effectively operating the building electrical systems including operations, maintenance, and repairs. The Lead Operating Engineer must ensure the highest level of professionalism and customer service, while meeting the Client's needs. Responsible for protecting and improving the value of the client's assets and ensuring that the building engineering systems continue to perform their intended function. Primary Duties: Oversees and performs operations, repairs, and maintenance of all electrical systems, to include the following systems: Utility power distribution, Generator power distribution, UPS power distribution, UPSs, Generators, ATSs, lighting, and lighting controls. Supervise the electrical team, and provide guidance, training, and personal development. Assist in coordinating day to day work activities for the electrical team. Assist with the support and maintenance of the Campus FLS systems including fire alarm, fire sprinkler, suppression systems, and smoke control systems. Assist with the operation, support, and maintenance of building automation systems. Assist with the support and maintenance of security systems such as access controls, cameras, security door/gate systems, and other building control systems. Assist with the support of the Campus elevators and oversee the vendor performing the maintenance and testing of the elevators. Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures. Ensure the implementation of, and compliance with, NFPA 70, 70E, and 70B. Maintain the Campus arc flash study and any updates to the study and one-lines. Responsible for the Campus Infrared Thermography program, assisting the electrical team with scans, and creating reports from the scans of all electrical assets. Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Assist the Chief Engineer with maintaining site compliance programs. Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Responsible for alerting management of building discrepancies. Assist in the development of capital planning which would include upgrades, equipment replacements and building modifications to ensure the building's future capabilities are maintained. Assist Chief Engineer with major projects performed at the campus to assure they are properly planned, executed, and closed out in accordance with standard industry practices. Maintain all infrastructure and compliance documentation for the buildings including up-to-date building drawings and single lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law. Responsible for coordinating and overseeing the activities of contractors working within the buildings. Reviewing the status of preventive maintenance and reactive work orders completed by the team to assure quality and excellent customer service was achieved. Ensures the availability of an adequate inventory of tools and materials. Perform all work using the proper safety equipment and in a safe and efficient manner. Respond to a wide range of electrical and mechanical problems, troubleshoot and repair. Document problems encountered and communicate these through electronic work order systems, email, chat, and voice systems. Operate systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures. Performs predictive, planned, preventative and reactive maintenance as well as conducting equipment rounds and service requests as directed. Performs maintenance in accordance with the CMMS plans. Assist with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP's and operational procedures. Recommends measures to improve equipment performance and suggests changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew. Provide general labor services throughout all areas maintained by the Facilities department including cleaning and organization of designated work areas. Successfully complete training and demonstrate an ability to perform equipment monitoring and operational checks on utility equipment. Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains all codes, laws, and regulations through the JLL compliance program. Maintains a clean and safe workplace. Interacts well with others in a team environment including Maintenance, Engineering team members, Vendors, as well as other internal / external customers. Team player with the desire to foster teamwork to help create a positive working environment. Be able to work independently and follow escalation policy if needed. Performs additional duties as directed. Job Requirements Must be able to read and understand building blueprints, electrical schematics, equipment specifications, and O&M manuals. Have experience with building and control systems. Electrical License or Engineering degree required. Strong knowledge of NFPA 70, 70E, 70B, and electrical maintenance programs. Valid driver's license required. Knowledge and Skills Possess strong PC skills along with proficiency in common applications associated with interoffice communication. Experience in oral and written communication in a concise and timely manner. Work Environment Wear PPE such as safety glasses, hearing protection, arc flash / shock protection, fall protection, or other PPE as required. Work overtime when necessary, including on-call program. Lift up to 50 lbs., climb ladders, work at heights to perform job functions as needed. Crawl, kneel, stoop, and work in small spaces. Education / Experience Minimum of a high school diploma and completion of a trade school, apprentice program, or engineering degree program. 10+ years of experience in all aspects of electrical systems and building engineering, with a strong background in technical aspects of machinery, HVAC, plumbing, equipment repair and maintenance. Proven leadership experience is preferred. Experience guiding Electricians and other associated team members. Excellent customer service skills mandatory. Experienced in lighting controls systems, DDC/BAS Systems, and other control systems. Have working knowledge of CMMS systems is preferred. Good interpersonal skills, ability to communicate well in both oral and written reports. |
