POSITION DESCRIPTION

Position: Building Maintenance Technician

II.
Status: Part Time non exempt position

III.
Reports to:Facilities and IT Director

IV.
Position Summary:

The Building Maintenance Technician is responsible for maintaining a
clean, safe, and welcoming environment in and around the facility
during operating hours. This role involves performing routine
cleaning, light repairs, painting, and maintenance tasks, addressing
immediate needs, salting walkways, keeping the exterior clean,
assisting with conference room setups, and working with vendors as
needed. The Building Maintenance Technician ensures the premises are
presentable for staff, visitors, and customers and serves as a key
point of contact for facility upkeep, maintaining a professional and
friendly demeanor.

Position Expected Hours of Work:

Days of work are Monday through Friday. Hours of work will vary
between 6 am to 6:00 pm.Occasional evenings and weekends required as needed.

Essential Functions of the Position:




  • General Cleaning and Maintenance:

  • Follow the established cleaning checklist for daily, weekly, and
    monthly tasks.
  • Clean and sanitize restrooms, replenish supplies (soap, paper
    towels, toilet paper, etc.).


    • Wipe down high-touch surfaces, including door handles, light
      switches, and counters.
    • Empty trash receptacles, replace liners, and transport waste to
      disposal areas.
    • Clean spills promptly and maintain floors (sweeping, mopping, vacuuming).


  • Facility Appearance:


    • Keep lobbies, hallways, break rooms, and conference areas neat
      and tidy.
    • Monitor and clean windows, glass doors, and other surfaces as needed.
    • Ensure all areas are free from clutter, debris, and hazards

    • Walkway and Exterior Maintenance:
    • Keep outdoor walkways salted and cleared utilizing company
      provided equipment during winter months in between snow removal
      contractor visits to ensure safety.
    • Remove excess salt and clean up residue inside building
      entrances to maintain cleanliness and reduce wear on flooring.
    • Keep the building exterior and surrounding grounds clean and
      free from debris, such as trash, leaves, and other materials
    • Clearing roof drains to prevent leaks.

    • Light Repairs, Painting, and Maintenance:
    • Perform minor repairs such as fixing door handles, replacing
      light bulbs, unclogging toilets, or patching small wall damage.
    • Complete basic painting tasks, such as touch-ups, painting
      walls, or other facility areas to maintain appearance.
    • Check and ensure functionality of fixtures, equipment, and appliances.
    • Notify the Facilities Director promptly when repairs or painting
      tasks are beyond their capability or require specialized attention.

    • Conference Room Setup Assistance:
    • Assist with setting up conference rooms for meetings or events,
      including moving and arranging tables and chairs according to requirements.
    • Ensure conference rooms are clean, organized, and fully equipped
      for scheduled use.

    • Customer Service:
    • Respond to staff and visitor requests for assistance with
      cleaning or maintenance issues. Communicate promptly and
      courteously with building occupants regarding service needs.
    • Utilize ticket tracking software to keep track of work performed
      and hours worked on tasks.

    • Supply Management:
    • Monitor inventory of cleaning supplies and restroom products.
    • Notify the Facilities Director when supplies need replenishing.

    • Safety and Compliance:
    • Adhere to safety protocols and procedures to maintain a secure environment.
    • Identify and report maintenance issues or potential hazards to
      the Facilities Director.
    • Operate cleaning and maintenance equipment safely and efficiently


Work Environment:



  1. Work environment is generally performed in an office setting with
    minimal to moderate noise level.
  2. Physical / Mental Activities, Requirements and Demands include:
    Standing, Walking, Sitting, Reading, Stooping, climbing Ladders,
    crawling in / through low spaces; * Hand and Finger Dexterity,
    Clear Speech, Hearing/Listening, Reading and Writing, Clerical,
    basic Math and Analytical Skills, Judgment, Problem Solving and
    Decision Making; and some Heavy Lifting and Moving.
  3. The work environment characteristics described here are

  4. Work is primarily indoors but involves outdoor tasks such as
    cleaning walkways, salting pathways, and maintaining exterior areas

Experience and Skills:

Professional Qualifications





  • Education and Experience:


    • High school diploma or equivalent preferred.
    • Prior experience in janitorial, custodial, maintenance, or event
      setup roles is a plus.


  • Skills and Abilities:


    • Strong attention to detail and organizational skills.
    • Ability to work independently and manage time effectively.
    • Excellent customer service and communication skills.
    • Basic knowledge of tools and equipment for light repairs and painting.
    • Physical stamina to perform manual tasks, including lifting up
      to 50 pounds, moving furniture, and standing for extended periods.

    • Certificates and Licenses:



      • Must have valid Driver License and good driving record.


  • Other Requirements:


    • Availability to work flexible hours, including early mornings or
      evenings as needed for coverage purposes.


    • Transportationally mobile or able to arrange own transportation
