UDR, Inc. is now hiring a Manager - Centralized Renewals to join our team at our corporate office in Highlands Ranch.

GENERAL SUMMARY OF DUTIES: Oversee training, coaching and development of Centralized Renewals Team Leads and Specialists. Ensure that the Centralized Renewals Team goals and performance metrics are attained. Accountable for building rapport with key stakeholders in property operations. Responsible for streamlining processes and implementing innovative solutions.

SUPERVISION RECEIVED: Reports directly to the Director - Renewals & Revenue Initiatives

SUPERVISION EXERCISED: Centralized Renewals Team Lead, Senior Centralized Renewals Specialist, and Centralized Renewals Specialist

ESSENTIAL FUNCTIONS:

1. Provide daily coaching, mentorship, training, and development to the Centralized Renewals Team. Assist with the recruiting, interviewing, development and hiring of new team members.

2. Assess performance metrics by Centralized Renewals Specialist, including but not limited to retention, time to renew and TBD reduction, and adherence to policies and procedures outlined.

3. Align the Centralized Renewals team focus to ensure supported properties are meeting their monthly budgeted occupancy and retention goals as outlined in the monthly generated goals report. Onboard new UDR properties to Centralized support.

4. Make strategic planning recommendations to leadership to maximize the department's strengths and resources, including collaboration with the field, leasing efforts, occupancy, and team culture and morale.

5. Lead the strategic direction of the Centralized Renewals team with key focus on properties struggling with retention, rent growth goals, or personnel challenges.

6. Maintain and update the Centralized Renewals property support and onboarding tracker, Policy and Procedures documents and onboarding power point presentations as changes/additions to the team/department are made. Assist in actualization of initiatives that provide an ROI for the business.

7. Partner with the Corporate IT Group to build and enhance SUGAR CRM to create ROI for the business. Create reports as needed.

8. Manage rapport with Area Directors, Regional Managers, Resident Services Managers, and on-site associates, across diverse asset levels and geographic regions. Act as a resource for the Regional Leadership to discuss market challenges, personnel fluctuations, renewals strategies, and offer additional renewals support as available. Facilitate a culture of cross-collaboration between the centralized renewals teams and the on-site property teams.

9. Identify strategic opportunities for department growth and innovation.

10. Supervise direct reports in accordance with overall company policy.

11. Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal.

12. Approve time records and requests for time off.

13. Assist direct reports to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, relations with supervisors and managers.

14. Perform other duties as assigned or as necessary.

PERFORMANCE REQUIREMENTS:



  • Knowledge of organizational policies and procedures. Ability to apply policies and procedures to solve everyday issues. Knowledge of basic office practices and procedures.
  • Meticulous organizational skills required. A self-starter and team player, with excellent follow through. Must be nimble, learn quickly, and be capable of clearly conveying the value proposition in renewing. Must display a keen ability to balance the needs of internal and external customers. People-oriented; capable of relating to and communicating with diverse personalities. Brings an entrepreneurial, 'can-do' attitude to the table daily.
  • Knowledge of principles and methods for selling and promoting apartment properties. Must know and follow the Fair Housing laws. Demonstrated knowledge and familiarity with community and rental property operations. Ability to effectively present information. Ability to travel domestically to Company properties, as Management dictates. Capable of flexibility in office space including mobile office tools such as: a laptop computer, a tablet, and a mobile phone. Ability to complete and apply all the provided training.
  • Ability to exercise initiative, problem-solving, and decision-making skills. Capable of establishing priorities and coordinating work activities. A multitasker, who performs best in a deadline-sensitive environment.
  • Must demonstrate excellent reading comprehension and written composition skills. Proven exceptional communication skills, both written and verbal. Polished interpersonal skills. Ability to work in an autonomous, self-directed environment. Ability to work in conjunction with Company managers, prospective residents, residents, and associates.
  • Ability to motivate, develop, and direct people as they work, identifying the best people for the job. Ability to apply the principles and practices of work leadership and management. Builds effective teams, communicates objectives and expectations, and motivates consistent high performance in others.
  • Demonstrated proficiency in the use of the internet and internet searches. Must be skilled in word processing, drafting correspondence, and memoranda. Attention to details, and proficiency with MS Office software applications required such as Microsoft Office, Word, and Excel. Proven track record of using Customer Relationship Management systems is required.


TYPICAL PHYSICAL DEMANDS: Requires prolonged sitting, some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 pounds. Requires eye-hand coordination and manual dexterity enough to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Regular and consistent attendance on the job is an essential function.

TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Occasional travel in the United States to UDR properties.

EDUCATION AND EXPERIENCE:

1. If internal candidate, required experience and performance through the course of development is required.

2. Bachelor's Degree or equivalent combination of education and experience required.

3. Minimum of eight to ten years' demonstrated sales or customer relationship development experience is required.

4. Minimum of five to eight years' managerial experience of 20+ people is required.

5. Residential Property Management experience is required.

6. Must have and maintain a valid driver's license unless otherwise noted.

Salary Range:
* $85,000.00/yr. - $92,000.00/yr., depends on experience

Bonus Potential:
* Eligible for 20-40% annual bonus potential, based on personal and company performance
