The scope of duties may be highly diversified depending upon the needs of the department in which the incumbent works. Responsibilities Reporting and Supervisory Responsibilities: The HVAC Technician Senior reports to the Facilities Director. This classification trains, guides, and may supervise less senior technicians. Typical Functions: Participates in major HVAC component installation and replacement as well as the evaluation of complex system problems. Performs troubleshooting, diagnosis, and repair of HVAC mechanical systems campus-wide. Performs scheduled inspections and preventive maintenance on HVAC systems and components. Maintains and services department specialized equipment on request. Identifies and repairs HVAC mechanical problems; schedules with customer to meet their needs. Assists in the review of plans and specifications for new mechanical systems and equipment. Promotes continuous improvement of workplace safety and environmental practices. Cleans equipment, shop area, and work site. Operates, cleans, and performs preventive maintenance on rotating and stationary equipment, including high-pressure boilers, and auxiliary equipment to control the generation of steam, and chilled water with a programmable logic controller or desktop computer-based controls. Operates, cleans, and performs preventive maintenance on the campus chillers and all heat exchangers. Inspects equipment and correct problems to ensure the safe and economical operation of all central energy plant equipment. Lays out, assembles, installs, and maintains pipe systems and related equipment. Inspects and tests joints, valves, pumps, boilers, and other utility mechanical system components to locate malfunctions; makes repairs and replacements as necessary. Provides technical guidance and direction to less senior technicians. Organizes and oversees the day-to-day maintenance requests to make sure buildings and equipment are in working condition. Respond to work orders in a timely fashion. Performs corrective and preventative building maintenance, including basic plumbing, HVAC, carpentry, and electrical. Conducts field checks of buildings to identify and analyze corrective and preventive maintenance modifications. Performs miscellaneous job-related duties as assigned. Qualifications Minimum Qualifications: Six years of directly related work experience in HVAC, plumbing, mechanical trade, Electrical, or related field is required. Knowledge, Skills, and Abilities: Knowledge of the repair, maintenance, and installation techniques common to the HVAC trade. Ability to use computer-based monitoring and control devices in maintaining and troubleshooting HVAC mechanical systems and other general maintenance items. Knowledge of mechanical and electrical equipment and associated components. Knowledge of the practices, methods, materials, and equipment used in the maintenance and repair of HVAC equipment and control systems. Skilled in troubleshooting and repairing all types of HVAC systems, equipment, and elements. Skilled in the use of test equipment common to trade. Ability to work with limited supervision. Ability to complete training to stay current with the trade. Advanced knowledge of steam (natural gas, chilled water, condensation) distribution principles. Knowledge of high-pressure boilers, chilled water production units, compressors, and potable water systems. Ability to test boiler and cooling water. Ability to test systems and log results. Skilled in diagnosing, troubleshooting, and repairing all types of distribution systems and equipment. Skilled in the installation, repair, and maintenance of plumbing, natural gas, chilled water, and utility piping systems. Knowledge of electrical installation and maintenance techniques. Skilled in the maintenance and repair of mechanical equipment and systems, including pumps, boilers, and chillers. Knowledge of general maintenance processes and methods. Knowledge of electricity, carpentry, plumbing, and other technical skills. Ability to read and understand equipment manuals to perform required maintenance and service. Customer service skills. Incumbents may be in both indoor and outdoor environments. Indoors, in an office space, event space, or public space are protected from weather conditions, but not necessarily from temperature changes. Incumbents may nearly continuously sit and often use repetitive hand motion (such as typing). Outdoors, incumbents may not be protected from weather conditions and may be exposed to extreme heat and extreme cold. Additionally, indoor or outdoor work environments may include being confined or in narrow spaces for periods of time. The incumbent may also be exposed to loud noises or vibrations from equipment, and conditions that may affect the respiratory system, such as fumes, odors, dusts, mists, gases, and poor ventilation. Bending, crawling, and crouching may be required. Incumbents may be required to lift, push, and/or pull objects up to 50 pounds and be required to walk and/or stand for long periods of time. The position requires considerable physical activity. Employees must have sufficient strength to perform the duties and responsibilities of the position including heavy lifting (50 pounds) and/or pushing and pulling of heavy objects. Employees must be prepared to assume uncomfortable positions such as crawling, kneeling, and squatting. Additionally, the work environment can include confined or narrow spaces. Employees must adhere to safety precautions and may be required to use protective equipment.
