A Healthcare Maintenance Technician (HMT) performs a variety of routine, and semi-skilled tasks involving general maintenance of an assigned Client's Property, equipment, and grounds.
Depending on HMT assignment, duties may include: Making routine plumbing repairs (repairing faucets, unplugging toilets, and drains, etc.) Replacing light bulbs, LED bulbs and florescent lights Making electrical related repairs (replacing electrical receptacles, etc.) Performing routine carpentry work (ceiling tile replacement, door stops, adjustable shelving, etc.), and the hanging of multiple items (white boards, baskets, etc.) Assist HVAC with the continuous cleaning of all vents in assigned areas The changing of filters, valves or other skilled work may be performed under the direct supervision of manager or skilled maintenance worker Facility experience rounding as assigned Specific duties performed may vary by assignment This class performs related work as needed Distinguishing Features This is a semi-skilled service-maintenance class. Employees may work independently on routine recurring assignments or help a skilled worker in performing more complex tasks. Work is most often uncomplicated and well defined. Employees must use or adhere to JLL policies, City of Chicago policies, and Occupational Safety and Health Administration (OSHA) safety procedures. Added supervision specific to the task assigned may be received from skilled maintenance technician, worker, or Facilities supervisory staff, who will review the employees work through conferences, spot checks, and results achieved. Minimum Qualifications Required All applicants must complete and produce certification from the Triton College/ Local 399 Healthcare Facilities Maintenance Certificate Program, or equivalent coursework subject to approval of management. Facilities Maintenance Assignment Due to the required access to all secured buildings for this position, an individual receiving a conditional offer of employment from Jones Lang LaSalle (JLL)/Rush University Medical center must pass a background investigation and drug screening. Communication Communicates clearly and respectfully with staff, other employees, and patients in order to make repairs, coordinate work, and accumulate supplies. Understands and follows verbal and written instructions. Documents time and materials used on work order/requests or for tasks completed. Manual/Physical Inspects work-related conditions to decide compliance with prescribed operating and safety standards. Distinguishes colors to repair electrical switches and outlets. Detects natural gas leaks, smoke, and chemicals. Uses equipment and tools such as hammers, drills, screwdrivers, wrenches, saws, and other tools commonly used to support facilities and related equipment. Moves objects (furniture, equipment, supplies). Maintains a clean work area and equipment such as breakroom, work site, shop and personal tools. Works in a variety of conditions while performing work. Works in small, cramped areas while performing facility maintenance/ repairs. May work at elevations greater than ten feet. Climbs ladders or steps to reach objects. May stand, kneel, or walk for extended periods. Moves debris, dirt, furniture, or other materials. Aids skilled maintenance technicians in performing more complex tasks. May aid skilled maintenance technicians to perform afterhours emergency repairs by assignment. Comprehends written materials. Understands and interprets blueprints and schematic drawings to help in making electrical and plumbing repairs. Knowledge/ Ability: Familiar with the use and care of common equipment and tools, and basic and semiskilled general maintenance repair tasks. Able to perform manual labor indoors and outdoors for extended periods of time. Able to establish and maintain effective working relationships with fellow employees. Is courteous with patients, staff, fellow employees, clients, and the public. Able to read and interpret blueprints, and other work diagrams with the aid of section supervisory staff or skilled tradesman as needed.
