POSITION TYPE: Full Time Year Round

WAGE RANGE: $50,000 to $55,000 depending upon experience

POSITION SUMMARY: The Lodging Operations Manager oversees the lodging maintenance department. Facilities include the rooms within the Selkirk Lodge, White Pine Lodge, Humbird Hotel, and contracted homes and condominiums in the Schweitzer rental program. This position works closely with the Facilities Maintenance Department to coordinate the upkeep of common areas in the Selkirk Lodge, White Pine Lodge, and Humbird Hotel. Supports front desk, housekeeping, and owner services department to coordinate repairs, complete projects, and accurately bill for work performed.
This position requires a Criminal Background Check and a Motor Vehicle Report to be run.

ESSENTIAL FUNCTIONS: Manages the operation efficiency of the Lodging Maintenance Department including coaching/counseling, hiring/firing, training, scheduling, and payroll. Responsible for designing annual operating budget and effectively managing labor and expenses. Work closely with the owner services department and rental program owners to coordinate repairs, maintenance, and bill appropriately. Perform basic maintenance in a variety of properties and be familiar with drywall, painting, plumbing, electrical, HVAC, access control, and general maintenance. Position requires a hands-on approach, assisting technicians on a day-to-day basis and covering shifts as needed. Position requires the ability to be on-call to assist with unforeseen maintenance emergencies.

Will contribute to the overall vision, direction and implementation of the Lodging Department by performing the following:
  • Aligning Maintenance Department team members & services with company goals, financial success and development.
  • Possess the ability to work without direct supervision and solve problems.
  • Reports to the Lodging Operations Manager and works with other departments as needed.
  • Be financially accountable for all functions including adjusting labor/expenses according to business levels to match projected revenues, profit margins, etc.
  • In all areas of operation, conduct business with the highest levels of integrity, guest service and safety.
  • Supports Maintenance Department:
    • Possesses drywall, painting, plumbing, electrical, HVAC, and other general maintenance skills.
    • Directs workflow for maintenance team and prioritizes and coordinates projects.
    • Helps with owner billing and reconciliation.
    • Inspects units semi-annually to ensure compliance to Schweitzer standards and offers recommendations and coordinates enhancements.
    • Helps coordinate repairs with members of the lodging maintenance team and outside vendors.
    • Work alongside maintenance technicians on a daily basis to ensure the closure of work orders in a timely manner.
  • Be responsible for overall service experience, inspire a service culture to deliver a quality experience.
  • Hiring, training, and development of team members
  • Communicate, implement, and enforce clear and consistent standards and guidelines for all aspects of service.
  • Monitors performance - provides feedback and coaching.
  • Directly, or indirectly responsible for all inventory purchases, costs and profitability of the outlet.

OTHER RESPONSIBILITIES: Should have extensive knowledge of Schweitzer Mountain facilities and activities. Responsibilities are listed as guidelines and the position is not necessarily limited to these items.

PHYSICAL DEMANDS : Ability to be on feet for up to 8 hours. Will lift up to 25lbs frequently, up to 50lbs occasionally; may lift up to 100lbs with assistance if needed. Will bend, squat, kneel, climb, twist, climb stairs, and reach above shoulder level frequently, will use hands for grasping, pushing and pulling, and fine manipulation. Foot control used occasionally; all sensory skills needed. Worksite is 10% outside and 90% inside, exposed to all temperatures and moisture conditions.

JOB SPECIFICATIONS:

SKILLS: Strong and effective interpersonal skills along with a strong work ethic, Ability to inspire, prioritize and delegate. Excellent communication skills both oral and written; computer skills with Microsoft Office required; excellent guest service skills; detailed, accurate, and organized. Maintenance skills including, but not limited to drywall, painting, plumbing, electrical, and HVAC. Must have valid drivers license with driving record insurable under Schweitzer's auto policy.

ATTRIBUTES: Professional manner, positive attitude, patient, confident, and has initiative

EDUCATION: High School Diploma. English reading, writing, and communication are required.

EXPERIENCE: At least one year of maintenance experience in a hotel or property management capacity. Previous supervisory experience preferred. Working knowledge of accounting functions. English reading, writing, and communication are required.

MACHINES, PROGRAMS AND TOOLS OPERATED: SMS Host, Onity, Computers, and Microsoft Office, Automobile, power tools.

LICENSE NEEDED: Valid drivers license insurable by Schweitzer and clean driving record is required to drive company vehicles. This position is subject to a pre-employment criminal history background check .
