What Will Be Your Purpose Troubleshoot and test automated BMS including all operating devices such as VFDs at all locations. Review and verify that automated building controls are operating as designed while identifying overall system efficiency and energy saving opportunities. Operates industrial HVAC systems, including chillers, cooling towers, air handlers and pumps. Working under direct supervision of the Senior Manager, Facility Operations, maximizes building energy efficiency and optimizes energy consumption. Perform energy efficiency studies, make recommendations for energy saving opportunities, and perform energy and engineering calculations to justify energy savings recommendations. Performs planned and corrective maintenance on the BMS. Repairs/replaces, calibrates and commissions field controllers and controlling input devices. Incumbents are not permitted to deviate from standard practices and procedures, but may be permitted to set priorities, subject to supervisory approval. What You Will Be Doing
- Monitor and operate Automated BMS and HVAC Systems.
- Perform daily rounds to check proper operation of monitored systems.
- Optimize system efficiency and energy consumption.
- Troubleshoot and correct BMS faults.
- Perform preventive maintenance and repairs on the BMS.
What You Must Have
- 4+ years related work experience in Automated Building Management Systems
- High school diploma or GED
- Experienced in the installation and repairs of Building Management System components.
- Knowledge of basic computer programming in any language (for example, structure, syntax, etc.).
- Experienced in chiller plant operations.
- Experienced reading blueprints, mechanical diagrams, and electrical schematics.
- Familiar with building systems maintenance and operation.
- Familiar with redundant electrical systems (for example; UPS, STS, on-site generating systems).
- Shift work required - Must be able to work day, night and weekend shift rotations, including overtime and holidays.
What We Prefer
- Knowledge of Andover Continuum operation and programming.
- Familiarity or demonstrated experience working with Honeywell, Schneider, Trane, and/or Siemens systems
General Physical Demands
- Exerting up to 50 pounds of force occasionally and/or up to 20 pounds of force frequently to move objects.
- Must be able to travel to multiple locations for work (i.e. travel to attend meetings, events, conferences).
- Occasionally may be exposed to outdoor weather conditions of cold, heat, wet, and humidity.
- Occasionally may be exposed to outdoor or warehouse conditions of loud noises, vibration, fumes, dust, odors, and mists.
- Occasionally must be able to ascend and descend ladders, stairs, or other equipment.

Typical Hourly Pay Range: $26.87 - $33.60 Hourly Pay Range: $26.87 - $43.70
