REGIONAL VICE PRESIDENT OF PROPERTY MANAGEMENT The Regional Vice President of Property Management oversees all aspects of property management operations in their respective portfolio, including strategic planning, resident relations, budgeting and re-forecasting management, maintenance, compliance with federal, state, and local regulations, hiring, and leading community and regional teams to maximize profitability and achieve key performance metrics across the property portfolio while maintaining high resident satisfaction and retention levels. Exceeding budgeted financial and operational objectives is key. ESSENTIAL RESPONSIBILITIES
- Develops and executes comprehensive property management strategies to maximize profitability and asset value.
- Setting performance goals for individual properties and the overall portfolio, including but not limited to leasing, occupancy, delinquency, expense control, retention, and resident satisfaction goals.
- Analyzing market trends and identifying opportunities for portfolio optimization.
- Leads the process for formulating and developing the annual budgets for the assigned properties and portfolios comprising the markets and ensures that budgeted revenue, expense, and NOI objectives are achieved by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and identifying and correcting operational and financial performance. Leads the reforecast process as needed for all properties.
- Articulates and communicates the Company's standards for property and portfolio operations, and establishes programs, processes, and procedures to ensure compliance with the Company's operating procedures and policies, and applicable legal and regulatory agencies. Conducts audits, site visits, financial reviews, market analyses, and other investigative methods to evaluate the performance of the community portfolio and works with the property management teams to implement action plans that drive performance improvement.
- Monitors all Company established KPI's and establishes improvement plans as needed to achieve these goals.
- Monitors to ensure that the site and regional teams maintain positive resident relations and address resident concerns in a timely and effective manner.
- Effectively communicates with all internal departments to foster positive relationships that benefit all parties.
- Oversee the staffing needs of the assigned markets and portfolios, set competency and candidate qualifications, and participate in the selection of key talent for the Regional Property Managers and other key site leadership roles. Supervises the team of seasoned Regional Property Managers by interviewing, hiring, training, and developing team members, and manages their performance per Company policies, values, and business practices. Works closely with the recruitment team to ensure that candidates are sourced quickly and that only top talent is sourced and onboarded well.
- Maintains ongoing communication, providing detailed reports, market updates, and financial analysis on the performance of the portfolios, acting quickly and with urgency to address concerns, questions, or requests, and reviewing and acting on satisfaction survey results. Work with the Property Accounting team to ensure the timely production and reconciliation of financial data monthly.
- Ensures compliance with the Company's policies and procedures related to the selection and use of vendors, contractors, and other service providers by reviewing and approving proposed contracts, researching, and communicating ongoing work quality and status, processing invoices, change orders, and other statements of work, and ensuring open communication between consultants and Company project team members.
- Works closely with the Revenue Management team to ensure an appropriate pricing strategy is in place and executed for every asset in the portfolio.
- Assists with Human Resources functions including hiring, termination, and disciplinary actions for team members. Participates in investigations and disputes as needed to promote the best outcome for the company.
- Ensures that all new communities are opened timely and per the Company standards and expectations.
- Travel to visit communities at least quarterly to conduct inspections, ensure quality assurance, visit competitive assets, guide the teams, and ensure that established standards are maintained to ensure optimal property performance. More frequent visits may be needed based on performance or staffing-related concerns.
- Constantly evaluate established policies and procedures and recommend needed changes and improvements to improve operations and protect the Company's interests.

ORGANIZATIONAL RESPONSIBILITIES
- Communicates, enforces, and follows the Company's established policies and procedures by monitoring and auditing compliance, reviewing reports and data related to operational processes, correcting violations, or infractions, and implementing measures and tools that prevent deficiencies.
- Practices and promotes proper safety techniques per Company, property, and departmental policies, procedures, and standards and immediately reports any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to the appropriate individual(s).
- Looks for and acts on opportunities for improving processes, efficiency, productivity, and effectiveness, and solicits ideas, suggestions, and recommendations from within the team to improve the overall efficiency and effectiveness of the portfolio.
- Keeps abreast of current changes in technology, processes, and standards within the industry and areas of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate methods to obtain business and professional information.
KNOWLEDGE, SKILLS, AND ABILITIES
- Seasoned leadership experience, particularly in supervising mid-level managers, and demonstrated supervisory skills sufficient to hire, develop, evaluate, and manage subordinate and peer team members.
- Employment history that demonstrates progressively more responsibility and leadership, along with thorough knowledge and application of sales, marketing, and customer service strategies to drive customer satisfaction, execute complex business plans, and achieve operational and financial performance targets in diverse markets.
- Demonstrated mathematical and analysis skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete, understand, and interpret financial records, budgets, and other fiscal reporting information.
- A college degree in business, finance, real estate, management, or related fields is preferred or commensurate experience in real estate and property management. Industry designations such as CPM, CAPS, CAM are also helpful.
WORKING CONDITIONS
- Incumbents work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
PHYSICAL DEMANDS
- Incumbents must be able to physically access all exterior and interior parts of the properties and amenities within the assigned geographic portfolio.
- Incumbents must be able to view computer screens, cellphones, and other electronic equipment for extended periods where visual strain may result.
- Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to ten (10) pounds independently and twenty-five (25) pounds with assistance.
- Regular and routine travel may be required to conduct site inspections and community visits, attend business meetings and training classes, or for other situations necessary to accomplish the daily responsibilities of this position.
REQUIRED LICENSES AND CERTIFICATIONS
- Real Estate license required in specific markets, otherwise preferred
- Industry certifications (CPM, CAPS, CAM) a plus
