Position Summary

We are seeking a qualified Land Development Manager to join our Washington Division Team, where you will play a key role in managing land development operations for multiple Richmond American Homes (RAH) communities, ensuring the division achieves its development goals and delivers finished lots on time and efficiently.

Responsibilities...

    Manage all phases of residential plat development, including due diligence, entitlements, design, permitting, construction, and final acceptance.
  • Perform and direct due diligence including feasibility studies, environmental studies, and site assessments.
  • Develop and manage project schedules, budgets, and cost tracking systems including cost estimates, change orders, and invoice approvals.
  • Navigate the entitlement and permitting process.
  • Coordinate and manage the work of engineers, surveyors, contractors, and other consultants and submit applications and documentation to regulatory agencies, as necessary.
  • Monitor project progress and identify and mitigate potential risks/delays while ensuring compliance with all applicable local, state, and federal regulations.
  • Oversee site preparation, grading, utilities installation, street construction, and other infrastructure development.
  • Conduct regular site inspections to ensure quality control and compliance with plans and specifications.
  • Lead project meetings and communicate effectively with all stakeholders.
  • Negotiate contracts with vendors and contractors.

Requirements

  • Bachelor's degree in Civil Engineering, Construction Management, or a related field.
  • 5 + years of experience in land development, with a focus on residential plat development.
  • Proven record of successfully managing complex land development projects
  • Strong knowledge of land development principles, practices, and regulations.
  • Experience with entitlement and permitting processes.
  • Proficiency in project management software and tools.
  • Excellent communication, interpersonal, and negotiation skills.
  • Ability to read and interpret engineering plans and specifications.

Compensation

  • Base Salary: $100,000 - $125,000
  • FLSA Status: Exempt
  • Bonus Type: Year End Discretionary
