Facilities Maintenance and Reliability Planning Engineer

Responsible for maintaining and improving the performance of the Bryan Medical Center (BMC) physical assets. Ensures up-time of key assets to maintain all hospital functions. Compiles data and records concerned with physical assets, labor resources, required skills for tasks, and materials/tools required to implement on-demand work orders and reliability maintenance tasks. Utilizes the computerized maintenance management system (CMMS) to ensure regulatory compliance, plan/assign work orders, determine continuous improvement key performance indicators (KPIs), and monitor/report on KPIs. Enters information into the computer to maintain inventory, purchasing, shipping or other records.

PRINCIPAL JOB FUNCTIONS:

1. *Commits to the mission, vision, beliefs and consistently demonstrates our core values.

2. *Responsible for planning maintenance and reliability tasks.

3. *Serves the subject matter expert for CMMS.

4. *Responsible for identifying, collecting required data, and reporting for KPIs.

5. *Develops processes to minimize waste through efficient utilization of labor resources and materials and promote a safe working environment.

6. *Conducts risk assessments to drive work prioritization and develop overall equipment life cycle plans.

7. *Ensures the Facilities Preventative Maintenance program meets regulatory compliance requirements.

8. *Ensures goal alignment between facilities and clinical departments to support, stabilize, and improve the overall healing environment.

9. *Coordinates and ensures the timely purchase/delivery of maintenance supplies and minor equipment items for multiple departments; expedites orders as needed.

10. Assists in the development and documentation of policies and procedures; adheres to BMC policies and procedures including any relevant regulatory agency requirements.

11. Compiles data from sources such as contracts, purchase orders, invoices, requisitions, and accounting reports; compiles stock control records and information such as consumption rate, characteristics of items in storage and current market conditions to determine stock supply and need for replenishment.

12. *Provides customer service support to Facility Management department; responds to callers appropriately, screens phone calls and relays messages in a timely manner.

13. *Tracks tools in parts cage; marks all tools and equipment ordered by Facilities Management; sends tools needing repair to proper vendors.

14. *Maintains a stock of safety equipment for departmental personnel; maintains material safety data sheets (MSDS) manuals for departmental reference.

15. Maintains professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in field of expertise.

16. Participates in meetings, committees and department projects as assigned.

17. Performs other related projects and duties as assigned.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:

1. Knowledge of computer hardware equipment and software applications relevant to work functions.

2. Knowledge of key performance indicators (KPI).

3. Knowledge of technical writing principles.

4. Knowledge of facility management equipment supplies and services.

5. Skill in the operation of general office and inventory equipment.

6. Ability to access conditions of physical assets.

7. Ability to comprehend O&M manuals.

8. Ability to understand and adhere to all regulatory requirements.

9. Ability to plan, organize, prioritize work demands and coordinate multiple tasks/projects with minimal supervision.

10. Ability to research information, perform basic mathematical computations and make valuations/recommendations based on information obtained.

11. Ability to establish and maintain departmental records and filing systems.

12. Ability to handle many interruptions as a result of multiple calls and inquiries.

13. Ability to communicate effectively both verbally and in writing.

14. Ability to perform crucial conversations with desired outcomes.

15. Ability to establish and maintain effective working relationships with all levels of personnel and medical staff.

16. Ability to problem solve and engage independent critical thinking skills.

17. Ability to maintain confidentiality relevant to sensitive information.

18. Ability to prioritize work demands and work with minimal supervision.

19. Ability to maintain regular and punctual attendance.

EDUCATION AND EXPERIENCE:

Associates degree required. Minimum of three (3) years supporting or working with a computerized maintenance management system (CMMS) required.

OTHER CREDENTIALS / CERTIFICATIONS:

Valid State of Nebraska driver's license required. Verification and maintenance of responsible driving record per facility standards required.

PHYSICAL REQUIREMENTS:

(Physical Requirements are based on federal criteria and assigned by Human Resources upon review of the Principal Job Functions.).

(DOT) - Characterized as very heavy work requiring exertion in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects.
