Director of New Developments - Property Management

Location: Remote (U.S.-based) - Frequent Travel Required

Have you walked buildings during construction, led teams through lease-ups, and stabilized properties under tight deadlines? Do you bring firsthand experience managing affordable and conventional housing communities-and now want to step into a new national leadership role where you can scale your impact?

Gorman & Company is looking for a seasoned property management professional to join us as our next Director of New Developments. We need someone who has been in the trenches-leasing units, leading teams on-site, handling compliance headaches, and navigating the challenges of new developments and major rehabs.

This is an operations-driven leadership role-designed for someone who understands what it takes to launch successful communities and can guide site and regional teams to deliver top performance from day one.

What You'll Do

In this role, you'll lead property management operations for new developments and rehab projects from pre-opening through stabilization. You'll partner closely with leasing teams, regional managers, and corporate leaders to ensure every community is fully prepared, staffed, and supported to meet occupancy, compliance, and financial goals.

Key Responsibilities Include:


  • Lead all property management efforts for new and rehab communities from construction through lease-up and stabilization
  • Support on-site teams through staffing, onboarding, and operational ramp-up
  • Develop and implement successful lease-up strategies tailored to each community
  • Ensure regulatory compliance (HUD, LIHTC, RAD, etc.) is built into every aspect of site operations
  • Walk properties during construction and rehab to assess readiness and identify operational needs
  • Collaborate with developers on unit mix, staffing models, and service delivery
  • Guide regional teams through resident move-ins, marketing execution, and compliance transitions
  • Manage lease-up budgets and track against operating proformas
  • Train and support on-site staff through real-time coaching and standardized processes
  • Represent the company in meetings with city officials, community partners, and investors
  • Track performance against benchmarks and provide strategic updates to executive leadership


Who You Are


  • 14-20 years of progressive experience in property management, including affordable housing
  • Previous director level experience overseeing a nationwide portfolio
  • Deep understanding of HUD, LIHTC, RAD, and regulatory compliance requirements
  • Proven track record leading new community lease-ups from the ground level
  • Strong leadership and mentoring skills-you know how to rally teams to hit goals
  • Financially savvy with experience managing lease-up budgets and analyzing proformas
  • RealPage OneSite or similar property management software experience
  • Certifications such as CPM, COS, or similar preferred
  • Bachelor's degree in business, real estate, or related field preferred
  • Valid driver's license and insurable driving record
  • Willingness to travel frequently, including overnight trips
