Overview
Position Summary: We are seeking a versatile and experienced Maintenance Technician to join our team. This individual will be responsible for ensuring the optimal functioning of our facilities, performing general maintenance tasks, and assisting with light houseman duties to support the overall operational efficiency and guest/resident satisfaction. A strong understanding of PTAC units and Kaba door lock systems is essential for this role. Key Responsibilities:
General Maintenance:
Perform routine preventative maintenance on all building systems and equipment (e.g., plumbing, electrical, HVAC, carpentry, painting, drywall repair). Respond promptly and efficiently to maintenance requests from guests/residents and staff. Diagnose and troubleshoot issues, making timely repairs to minimize downtime and inconvenience. Conduct regular inspections of the property to identify and address potential maintenance needs proactively. Maintain accurate records of all maintenance work performed, parts used, and hours expended.
PTAC Unit Expertise:
Perform maintenance, troubleshooting, and repair of Packaged Terminal Air Conditioner (PTAC) units, including cleaning, filter replacement, coil cleaning, and diagnosing operational issues. Understand and resolve common PTAC problems efficiently.
Kaba Door Lock Systems:
Proficiently troubleshoot, repair, and maintain Kaba electronic door lock systems. Address issues related to lock mechanisms, batteries, key cards, and system programming. Ensure all locks are in proper working order for security and guest/resident access.
Light Houseman Duties:
Assist the housekeeping team with moving furniture, setting up meeting rooms, and delivering items as needed. Support in maintaining public areas, including light cleaning, trash removal, and ensuring cleanliness standards are met. Assist with package delivery and other guest/resident service-related tasks. Help with groundskeeping as needed (e.g., clearing debris, watering plants).
Safety & Compliance:
Adhere to all safety guidelines and regulations, including proper use of tools and equipment. Maintain a clean, organized, and safe work environment. Report any safety hazards or concerns immediately.
Qualifications:
Proven experience as a Maintenance Technician, preferably in a hotel, resort, apartment community, or similar hospitality/residential setting. Demonstrated expertise in the maintenance and repair of PTAC units is REQUIRED. Demonstrated experience with Kaba door lock systems (troubleshooting, repair, maintenance) is REQUIRED. Strong understanding of general building maintenance, including basic plumbing, electrical, carpentry, and painting. Ability to diagnose and resolve mechanical issues effectively. Familiarity with safety procedures and comfortable using various tools and equipment. Excellent problem-solving skills and attention to detail. Ability to work independently and as part of a team. Good communication and interpersonal skills. Ability to lift and carry heavy objects, stand for extended periods, and perform physical tasks associated with the role. High school diploma or equivalent; vocational training or certifications are a plus.
