What this job involves: The Facilities Services Technician reports to the Lead Building Engineer and will be an integral part of the JLL Facilities Team responsible for maintaining and supporting the daily operations of commercial facilities to ensure optimal functionality, safety, and comfort for occupants. This role involves participating in preventive maintenance activities, providing security services, responding to service requests, and supporting various building systems while delivering exceptional customer service to tenants and stakeholders.

What your day-to-day will look like:

Security & Vendor Management:

  • Maintain secure access control, complete daily site inspections and report security incidents and hazards immediately
  • Escort vendors throughout the facility to ensure compliance with protocols
  • Respond to after-hours alarms and coordinate with emergency response agencies as necessary

Safety Systems & Compliance:

  • Follow all safety protocols and maintain a clean, organized work environment
  • Participate in safety inspections and ensure compliance with OSHA standards and local codes and regulations
  • Conduct monthly testing of eyewash stations and emergency safety showers
  • Perform monthly inspections of fire extinguishers and maintain comprehensive documentation * Execute daily inspections of building interior and address safety findings immediately
  • Support emergency response procedures and evacuation protocols
  • Complete assigned training to remain compliant with safety regulations and client expectations

Facilities Maintenance & Repairs:

  • Assist in routine preventive maintenance on HVAC, plumbing, electrical, and mechanical systems
  • Conduct daily inspections/rounds of building equipment and systems to identify potential issues and document findings
  • Execute work orders efficiently and document completion accurately in computerized maintenance management system (CMMS)
  • Assist to troubleshoot and repair basic electrical, plumbing, and HVAC issues
  • Coordinate with external contractors and vendors for specialized repairs and maintenance
  • Respond promptly to emergency service calls and urgent facility issues
  • Maintain building aesthetics through minor repairs, painting, and general upkeep
  • Work safely around chemicals and laboratory gases with basic knowledge of handling procedures and use of personal protective equipment (PPE)

General Maintenance & Client Services:

  • Provide excellent customer service to client, visitors, and building management
  • Respond to client service requests in a timely and professional manner
  • Perform general interior maintenance including hanging pictures, installing keyboard trays, and assembling and repairing office furniture systems
  • Move office furniture, machinery, equipment and other materials as requested
  • Support meeting and event set-up/break-down as required
  • Communicate effectively with property management, tenants, and team members
  • Participate in regular team meetings and training sessions
  • Other duties as assigned

Technical Documentation & Systems:

  • Read and interpret floorplans, technical documents, and equipment manuals
  • Read, understand, and follow Standard Operating Procedures (SOPs)
  • Monitor and adjust building automation systems (BAS) and environmental management systems to minimize operational downtime and business interruptions
  • Maintain accurate documentation and reporting for all maintenance activities

Required Qualifications:

  • High school diploma or equivalent
  • 2-3 years' experience in facilities maintenance or related field
  • Basic knowledge of HVAC, electrical, plumbing, and mechanical systems
  • Hands-on knowledge of principles, techniques, equipment, and supplies used in the facilities maintenance industry
  • Basic knowledge of chemical and laboratory gas safety
  • Proficiency with hand tools, power tools, and maintenance
  • Ability to read floorplans and technical documents/manuals
  • Strong work ethic and highly dependable
  • Ability to work with minimal supervision in a fast paced and dynamic environment
  • Strong problem-solving skills, attention to detail and able to prioritize multiple tasks effectively
  • Excellent communication and customer service abilities
  • Ability to learn and operate basic computer programs including Microsoft Office Suite
  • Friendly personality and committed to exceptional customer service
  • Ability to collaborate effectively with team members and clients with diverse backgrounds
  • Able to perform physical labor including bending, lifting (50+ lbs.), and handling tools
  • Able to maintain a valid driver's license to operate client-owned vehicles for daily travel between sites
  • Availability to respond to after-hours alarms and emergency situations

Preferred Qualifications:

  • Previous experience in pharmaceutical or biotechnology facilities
  • Experience working in a GxP environment with a strong understanding of GDP principles
  • Experience supporting facilities with laboratories, clean rooms and supporting systems
  • CMMS, BAS, and Environmental Monitoring systems experience * Relevant trade certifications or technical training

Work Schedule:

First Shift, Monday through Friday with flexible start time. Some weekends required. On-call availability for overnight emergency response.

Salary/Comp: $36.10 - $38.00 per hour

Estimated compensation for this position:

75,088.00 - 79,040.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
