Job Summary

The Facilities Manager III is responsible for the overall operation, maintenance, and management of a large, complex facility totaling over 700,000 square feet. This role ensures that building systems, infrastructure, and services operate efficiently, safely, and in full compliance with applicable codes and regulations. The Facilities Manager III provides leadership to a multi-disciplinary team of maintenance and building operations personnel, while managing budgets, vendor relationships, and strategic capital improvement projects.


Essential Duties

  • Oversee the daily operation and maintenance of building systems, including HVAC, electrical, plumbing, life safety, and controls.

  • Develop and manage preventive and predictive maintenance programs to ensure reliability and longevity of building assets.

  • Lead, supervise, and develop a facilities team, including technicians, custodians, and external contractors.

  • Manage capital improvement and renovation projects-planning, budgeting, and overseeing execution.

  • Monitor and maintain compliance with safety, environmental, and building codes, as well as company policies.

  • Partner with internal departments and external vendors to coordinate maintenance schedules and minimize disruption to business operations.

  • Develop and track the annual facilities operating budget and capital expenditures; identify cost-saving opportunities.

  • Maintain accurate records of maintenance activities, work orders, inspections, and equipment inventories.

  • Implement sustainability and energy management initiatives to reduce facility costs and environmental impact.

  • Serve as primary point of contact for emergency response and business continuity planning related to facility operations.


Minimum Requirements

  • Bachelor's degree in Facilities Management, Engineering, Construction Management, or related field (or equivalent experience).

  • 8-10 years of progressively responsible experience in facilities management, including large commercial, industrial, or institutional facilities (700,000+ sq. ft.).

  • 3-5 years of leadership or supervisory experience.

  • Strong knowledge of building systems (HVAC, electrical, mechanical, and plumbing) and maintenance best practices.

  • Experience managing complex vendor contracts and service agreements.

  • Proficient in computerized maintenance management systems (CMMS) and Microsoft Office Suite.

  • Demonstrated ability to manage budgets, capital projects, and cross-functional teams.

  • Excellent communication, problem-solving, and organizational skills.

  • Professional certification preferred: CFM, FMP, PMP, or equivalent.
