Position Description Manages a unit within a department. Plans, organizes and develops goals and procedures for the unit. Represents the unit to administrators, outside agencies and others on relevant matters. Supervises subordinate staff.

About the Department and/or College About Operations Division: The Operations Division provides building and service environments conducive to achieving the highest standards of excellence in teaching, research and public service activities while meeting our own needs for well-being and professional development. The Operations Division consists of over 500 professionals serving in areas such as:
- Support Services-Transportation & Parking, Grounds Maintenance, Services, Business Services

Major/Essential Functions
- Oversees the forepersons of the Carpentry, Cabinetry, Paint, and Sign shops, coordinating and prioritizing their work with other Facilities Maintenance units. It is responsible for monitoring team KPIs, promoting safety, ensuring proper training and resources, conducting performance evaluations, coaching staff, and fostering a collaborative, skilled, and safe work environment while addressing conflicts and staffing needs.
- Oversees the planning, scheduling, and execution of maintenance, repair, minor construction, and renovation projects. Collaborates with the Planning & Design department to interpret plans, develop cost estimates, and coordinate work schedules across trades. Ensures material availability, project quality, and compliance with specifications, codes, and university standards. Maintains thorough project documentation, including plans, permits, and completion reports.
- Develops and implements proactive and preventive maintenance plans for weather and major campus events to reduce emergencies, equipment failures, injuries, and property damage. Assigns tasks based on skills and workload, and coordinates system shutdowns with Operations teams.
- Manages the Structural Services budget covering labor, materials, and equipment for maintenance and construction projects. Monitors expenditures, identifies cost-saving opportunities, and oversees procurement and vendor services to ensure cost-effectiveness and adherence to university quality standards.
- Ensures compliance with university, local, state, and federal safety and building codes. Conducts regular safety inspections, enforces training on PPE use, fall protection, confined space entry, and lockout/tagout procedures. Maintains detailed records of safety audits, incidents, and corrective actions to demonstrate regulatory compliance.
Knowledge, Skills, and Abilities
- Strong leadership and team management skills to motivate and direct trades staff.
- Proficiency in Computerized Maintenance Management System (e.g. ServiceNow, TMA)
- Knowledge of building codes, safety regulations, and familiarity with university facilities standards.
- Excellent communication and interpersonal skills to coordinate with diverse campus stakeholders.
- Ability to prioritize tasks and manage multiple projects in a fast-paced environment.
Required Qualifications Bachelor's degree plus three years supervisory experience; OR a combination of education and/or supervisory experience to equal seven years.
Preferred Qualifications
- Minimum of 5 years of experience in structural trades (e.g., carpentry, cabinetry, painting, masonry,) with at least 2 years in a supervisory role. Experience in a university or large institutional environment.
- Journeyperson carpenter
- Safety certifications

Annualized Pay Range $59,000 - $77,100 - $94,900
Pay Statement Compensation is commensurate upon the qualifications of the individual selected and budgetary guidelines of the hiring department, as well as the institutional pay plan.
