Position Summary:

The Managing Director - Client PM of Forum Exchange will be the primary liaison to help support, educate and close capital into Forum's various 1031 offerings. The position will function as a product expert and firm wide authority on all aspects of the 1031, DST and potential 721 UPREIT process. In addition to supporting the sales effort across Forum's existing distribution channels, the position will take a partnership approach to establishing new potential sources of capital through IBD's, Wirehouse's and High-Net-Worth communities. The role demands a well-rounded sales associate that has a history of raising capital across various environments and can act as a player coach where needed. Attention to detail and follow-through are a must.

Essential Functions:



  • Serve as a brand ambassador for Forum and be able to convey the overall capabilities of the Forum platform and its unique value proposition across the private real estate market.
  • Articulate Forum's 1031/DST/721 value proposition with clarity: understanding the key considerations for an end client, being able to speak to the technical and sales aspects of the overall process.
  • Own the national 1031 sales funnel-maintaining pipeline visibility through Hubspot.
  • Deliver supportive, deal-closing commentary that will assist wealth advisors on how to position the Forum Exchange offering to their clients.
  • Forge and nurture C-suite relationships with top-tier RIA platforms, National Wirehouses, IBD home offices, and 1031-focused CPAs/attorneys; convert influence into exclusive DST allocations.
  • Co-create (with Marketing) an always-on 1031 content engine: 45-day ID clocks, burn-term ROI models, basis-step-up tear sheets, and monthly short form video content to enhance brand presence.
  • Set aggressive but achievable national quotas, deliver real-time dashboards to regional leads, and iterate tactics weekly based on conversion leakage.
  • Track every material move by industry competitors and brief regional teams in order to pivot messaging in real time.
  • Guarantee 100% compliance within all required regulatory considerations for Private Reg D offerings.


Skills, Qualifications, Additional Responsibilities



  • Experience in financial services, investment management, private banking, financial technology, commercial real estate, or a similar field is required.
  • Experience raising capital from and managing relationships with intermediary investors.
  • A personal passion to perform with uncompromising alignment with team members, clients and partners.
  • Adherence to the highest levels of professional standards and ethics.
  • Demonstrated entrepreneurial, business management and general financial management skills.
  • Client-oriented approach, with ability to think creatively, strategically, and analytically.
  • Must have excellent interpersonal, relationship-building skills, with a strong desire to win.
  • Highly motivated, proactive self-starter with the ability to work both independently as well as collaboratively in a fast paced, entrepreneurial environment.
  • Superior communication and presentation skills.
  • Ability to act as a player coach.


Education & Technical Skills




  • Bachelor's degree in Finance, Real Estate or related field or equivalent work experience required, MBA, CFA, CAIA a plus.



  • FINRA Series 7 and 65/66 and/or 63 licenses required.



  • 8+ years demonstrated experience in capital raise, specifically within financial intermediaries.



  • Experience with Hubspot, Dakota, RIA database preferred.



  • Advanced Proficiency in Microsoft Suite: Word, PowerPoint, Excel.

Compensation Information:

Base salary range is $175,000-$250,000. This range is estimated for this role; actual pay may be different.
