Highwoods Properties is looking for a dependable, service-minded Maintenance Technician to help maintain an assigned portfolio of commercial properties. In this highly visible role, you will perform a wide variety of general maintenance repairs, troubleshoot building needs, complete accurate documentation, and help create a safe, welcoming, and well-maintained environment for our customers. The ideal candidate takes pride in quality workmanship, communicates professionally with customers, vendors, and team members, and enjoys solving problems in a fast-paced property environment. You will represent Highwoods Properties with professionalism, support a collaborative team culture, and actively participate in our safety program.

WHAT YOU'LL DO:





  • Customer Requests: Complete daily work orders and service requests through our digital Work Order System in a timely manner
  • System Maintenance: Perform scheduled checks and minor repairs on HVAC, electrical, plumbing, and life-safety systems
  • Building Upkeep: Conduct general interior and exterior repairs, including ceiling tiles, flooring, blinds, signage, carpentry, and changing light fixtures/filters
  • Vendor Coordination: Escort and oversee outside contractors and specialized vendors performing major property work
  • Property Inspections: Routinely inspect common areas, parking lots, and building exteriors to identify and report safety hazards or repair needs




    WHAT WE'RE LOOKING FOR:



    • Experience: Minimum of 3 years of hands-on commercial building maintenance experience or specialized trade background
    • Education: Active electrical, mechanical, or plumbing licenses or training are highly desirable; or equivalent on-the-job training in one or more of the above. A high school diploma or equivalent is required
    • Technical Skills: Working knowledge of basic plumbing, electrical troubleshooting, and HVAC system operations.
    • Tech-Savvy: Competence utilizing digital Work Order systems on tablets or smartphones
    • Team/Customer Oriented: Strong communication, organization, and mentoring skills are highly desirable.
    • Emergency Response: Participate in the on-call rotation schedule at night, weekends, and holidays

        • Driver's License: A valid Florida driver's license


        WORK ENVIRONMENT:

        This role is active, hands-on, and ideal for someone who enjoys working in a variety of building environments. While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts, vibration, loud noise, and occasional outdoor conditions including heat, cold, wind, and precipitation. The employee must be comfortable working on office building roofs and climbing ladders.

        PHYSICAL DEMANDS:

        The physical demands described here are representative of those required to successfully perform the essential functions of this job. The employee is regularly required to talk and hear. This active position requires standing, walking, balancing, bending, kneeling, stooping, crouching, crawling, and climbing. The employee must use hands to handle or feel, grasp, and reach with hands and arms, including frequently working with arms extended above the head. The employee must occasionally lift, push, or pull items up to 50 pounds. Specific visual acuity requirements include close, distance, color, and peripheral vision, as well as depth perception. The ability to read, understand, and communicate information and ideas clearly in writing and orally is required.
