Overview & Position Summary

This role supports the evaluation and sourcing of potential land acquisition opportunities to ensure a consistent pipeline for future community development. The position contributes to research, financial analysis, and due diligence activities that inform land acquisition decisions. The role collaborates with cross-functional partners to gather data, assess feasibility, and prepare documentation supporting internal approval processes. The position also supports internal reporting and helps build foundational expertise within the land acquisition function.

Primary Responsibilities

  • Conduct preliminary market, zoning, and jurisdictional research to support identification and evaluation of potential land acquisition opportunities.
  • Assist with technical and financial feasibility analyses, including support of basic underwriting models and sensitivity assumptions.
  • Gather, organize, and review due diligence materials such as title reports, zoning documents, environmental studies, and third-party reports.
  • Support the preparation of internal land acquisition approval packages, reports, presentations, and supporting documentation.
  • Coordinate with internal teams (Land, Finance, Planning, Construction) and external partners to collect information and verify assumptions.
  • Conduct research within assigned markets or jurisdictions to track development activity, timelines, entitlement considerations, and competitive landscape.
  • Monitor market trends, active listings, and land transactions to support pipeline development and strategic planning.
  • Maintain organized acquisition files, databases, and tracking tools in accordance with department standards.
  • Perform general administrative and analytical tasks that support transaction readiness and land acquisition workflow efficiency.
  • Contribute to continuous improvement of land evaluation, documentation, and reporting processes.
  • Assist in building and updating land acquisition underwriting models, including lot-level assumptions, takedown schedules, and return metrics.
  • Support identification of key deal risks by flagging entitlement, infrastructure, environmental, or market-related considerations during early evaluation.
  • Prepare comparative market data, pricing summaries, and competitive exhibits to support acquisition recommendations.
  • Track and reconcile changes to assumptions, exhibits, and reports as transactions progress through review and approval stages.
  • Perform other duties as assigned.

Education & Experience

Required:

  • Bachelor's degree in real estate, finance, business, urban planning, or a related field.
  • Up to 1 year of relevant work experience.

Preferred:

  • Equivalent experience totaling approximately 4 years in land research, real estate analysis, or related support functions.
  • Internship or coursework exposure to real estate development, land planning, or financial modeling.

Skills & Competencies

  • Basic understanding of real estate principles, land use concepts, and market analysis.
  • Foundational financial analysis skills and familiarity with feasibility modeling.
  • Strong research, data gathering, and analytical abilities.
  • Effective written and verbal communication skills.
  • Proficiency with spreadsheets, mapping tools, and presentation software.
  • Strong attention to detail and accuracy in documentation.
  • Ability to work collaboratively in a team environment.
  • Strong organizational and time-management skills.
  • Willingness to learn and develop professionally.
  • Intellectual curiosity and initiative to ask questions, validate assumptions, and identify data gaps
  • Ability to manage multiple workstreams simultaneously while meeting deadlines in a fast-paced environment

Working Conditions

Work performed primarily in a general office environment. Occasional field visits to prospective land sites, including undeveloped terrain. Minimal travel may be required for meetings, site reviews, or research.

Physical Requirements

  • Ability to sit for extended periods.
  • Ability to walk and stand during occasional site visits.
  • Ability to navigate uneven terrain in outdoor environments.
  • Ability to lift up to 20 pounds occasionally.
  • Ability to operate computers and standard office equipment.
