SummaryThe Estimator / Project Manager is responsible for developing detailed cost estimates for construction, repair, renovation, and specialty task order projects; coordinating project execution; managing schedules, subcontractors, and project documentation; and ensuring successful project delivery from proposal through closeout. This position works closely with Contract Maintenance Managers (CMMs), Operations Managers, corporate support staff, and subcontractors to develop pricing, coordinate execution, monitor project performance, and ensure contractual, safety, quality, and financial objectives are achieved.Essential Duties and Responsibilities
- Prepare accurate labor, material, equipment, subcontractor, and indirect cost estimates for construction, repair, renovation, and specialty task orders.
- Review plans, specifications, statements of work, and contract documents to develop complete project estimates and technical proposals.
- Coordinate with Contract Maintenance Managers (CMMs) and Operations Managers to identify project requirements, priorities, scheduling constraints, and resource needs.
- Manage assigned projects from award through closeout, including planning, scheduling, procurement, subcontractor coordination, and project documentation.
- Solicit, evaluate, and negotiate subcontractor and supplier quotations.
- Monitor project budgets, schedules, and progress to ensure work is completed safely, on time, within budget, and in accordance with contract requirements.
- Prepare and process purchase requests, purchase orders, and material procurements.
- Coordinate project meetings with customers, internal stakeholders, and subcontractors, providing routine status updates.
- Maintain complete project files including estimates, proposals, schedules, change orders, cost tracking, and supporting documentation.
- Support change order pricing, Requests for Equitable Adjustment (REAs), and other contract modifications when required.
- Ensure compliance with applicable federal regulations, safety requirements, quality standards, and company policies.
- Perform other duties as assigned.
- Travel up to 20% is required for this position.
Qualifications
- Minimum three (3) years of estimating, project management, construction management, or healthcare facilities maintenance experience.
- Experience supporting Federal Government construction, facilities, or IDIQ contracts preferred.
- Working knowledge of estimating software such as 4BT, RS Means, or similar platforms.
- Knowledge of project scheduling, procurement, subcontract administration, and construction documentation.
- Strong organizational, analytical, and problem-solving skills.
- Excellent verbal and written communication skills.
- Proficient with Microsoft Office Suite; Microsoft Project experience preferred.
- Ability to manage multiple projects simultaneously in a fast-paced environment.
- Must be able to obtain and maintain any required Government security credentials.
Communication
Must communicate effectively with customers, Contract Maintenance Managers, Operations Managers, subcontractors, suppliers, field personnel, and corporate staff.
