POSITION PURPOSE AND OBJECTIVES
The Disclosure Specialist is responsible for monitoring the timely disclosure of all initial disclosures and change of circumstances within the Loan Origination System and ensuring they are delivered accurately fully complying to all applicable federal and state regulations while maintaining exceptional customer experience by specializing in the mortgage disclosure process. Maintain a thorough knowledge of Bank products, services, policies, procedures, and appropriate regulatory issues as related to daily job functions. Provide guidance to management when errors or discrepancies are identified and revisions to any policies and procedures along with responding to questions relating to those policies and procedures.

MINIMUM QUALIFICATIONS

Minimum 1-year previous mortgage or banking industry experience preferred.

Experience in BytePro or other loan operations system, preferred.

Proficiency in Microsoft Office products (Word, Excel, Access, PowerPoint) and Internet applications.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

Responsible for preparing a loan estimate with each new loan application and send initial disclosures including the Loan Estimate, are delivered to the borrower based on the selected loan program within the allowed government regulated time frame.

Communicate with originators, secondary marketing and processing regarding data entry or pricing discrepancies within the Loan Origination System.
|
|
| * |
Review compliance Audit Worksheet for each loan to determine all regulatory guidelines are within limits (Example, HPML, Safe Harbor, QM, etc.).
|
|
| * |
Ensure all HMDA data is current and correct at the submission of the loan application.
|
|
| * |
Responsible for reviewing rate lock confirmations for accuracy.
|
|
| * |
Responsible for setting up the loan file with the accurate fees according to the selected loan program and other loan parameters.
|
|

Follow all procedural guidelines set by management.
|
|
| * |
Responsible for reviewing and maintaining multiple pipelines and tasks to ensure work is completed timely per the set Service Level Agreements set by the department manager.

Responsible for updating all fees and redisclosure on the Loan Estimate, if applicable, when a valid Change of Circumstance occurs.

Maintain knowledge of loan programs offered through the bank (i.e.: Conventional, Portfolio, Equity, FHA, KHC and VA loans).

Ensure the quality of work meetings set Quality Control goals with are 10% or less errors categorized as Significant errors and 15% or less errors categorized as Moderate errors.

- Maintain a working knowledge of compliance requirements affecting your position and area of responsibilities and actively learn new regulations and assist in the implementation, if required.

- Travel between Republic Banking facilities may be required including occasional out of town travel.
- Flexible work schedule may include some evenings, weekends and/or overtime.
