Maintenance Manager

What this job involves:

As a Maintenance Manager at JLL, you'll play a pivotal role in ensuring our clients' facilities operate at peak performance every single day. This position puts you at the heart of building operations, where you'll oversee comprehensive maintenance programs, lead skilled technical teams, and drive preventive maintenance strategies that maximize asset performance and longevity. You'll serve as the primary point of contact for all maintenance-related matters, coordinating everything from routine repairs to complex system upgrades while maintaining the highest standards of safety and compliance. You'll manage vendor relationships, control maintenance budgets, and implement innovative solutions that reduce downtime and enhance operational efficiency. What your day-to-day will look like:
  • Lead and develop a team of maintenance technicians, fostering a culture of accountability, safety, and continuous improvement through regular coaching and performance management

  • Oversee all aspects of building maintenance including HVAC systems, electrical, plumbing, fire/life safety systems, and building automation systems to ensure optimal functionality

  • Develop, implement, and manage comprehensive preventive maintenance programs that extend equipment life, reduce emergency repairs, and minimize operational disruptions

  • Respond to emergency maintenance situations, coordinate urgent repairs, and implement corrective actions to prevent recurrence while maintaining clear communication with stakeholders

  • Manage maintenance budgets, track expenses, negotiate vendor contracts, and identify cost-saving opportunities without compromising quality or safety standards

  • Conduct regular facility inspections, identify potential issues before they become problems, and maintain detailed documentation of all maintenance activities and system performance

  • Collaborate with property management, engineering teams, and client representatives to align maintenance strategies with business objectives and tenant satisfaction goals

  • Ensure strict compliance with all local, state, and federal regulations including OSHA, environmental standards, and building codes through rigorous safety protocols and training programs

  • Leverage technology and building management systems to monitor equipment performance, analyze data trends, and make informed decisions that drive operational excellence

Required qualifications:
  • Minimum 3 years of progressive experience in facilities maintenance

  • Strong working knowledge of building systems including HVAC, electrical, plumbing, fire/life safety, and building automation systems

  • Proven ability to lead, motivate, and develop technical teams while fostering a collaborative and safety-focused work environment

  • Demonstrated experience managing maintenance budgets, controlling costs, and delivering measurable results within financial parameters

  • Excellent problem-solving skills with the ability to diagnose complex technical issues and implement effective solutions under pressure

  • Strong communication and interpersonal skills, with the ability to interact professionally with clients, vendors, contractors, and team members at all levels

  • Proficiency with computerized maintenance management systems (CMMS) and Microsoft Office Suite

Preferred qualifications:
  • Bachelor's degree in Facilities Management, Engineering, or related technical field, or equivalent combination of education and experience

  • Professional certifications such as Certified Facility Manager (CFM), Building Operator Certification (BOC), or relevant trade licenses

  • Experience working in commercial real estate, corporate facilities, or property management environments serving multiple clients or properties

  • Knowledge of energy management practices, sustainability initiatives, and green building standards (LEED, ENERGY STAR)

  • Experience with capital project planning, execution, and coordination of major system replacements or facility improvements

  • Familiarity with building automation systems, IoT sensors, and predictive maintenance technologies that drive smarter facility operations
