General Responsibilities:

We are seeking a highly motivated Property Condition Assessor to perform commercial property inspections and prepare Property Condition Assessment (PCA) reports for a wide variety of asset types including office buildings, multifamily developments, retail centers, industrial facilities, hospitality properties, healthcare facilities, and educational buildings.

The successful candidate will evaluate building systems, identify material deficiencies, estimate repair costs, and develop immediate and long-term capital reserve recommendations. This position combines field investigation, technical analysis, client interaction, and report preparation.

Essential Roles and Responsibilities:
  • Conduct Property Condition Assessments (PCAs) in accordance with ASTM E2018.

    • Evaluate building components including:
      • Roofing systems
      • Exterior walls and facades
      • Windows and glazing systems
      • Site improvements
      • Pavements and parking areas
      • Structural systems
      • HVAC systems
      • Plumbing systems
      • Electrical systems
      • Fire and life safety systems
      • Interior finishes
  • Career level Facilities professional responsible for managing complex, detailed portfolios and projects.
  • Independently performs a variety of projects.
  • Plans, schedules, conducts and/or coordinates assessments, inspections and testing of property, buildings and roofs.
  • Makes recommendations, adaptations and modifications.
  • Interacts directly with client and project team on developing scope of services, communicating project progress and findings and recommendations.
  • Prepares routine and complex client deliverables.
  • Prepares or oversees preparation of client proposals and related cost estimates.
  • Follow safety rules, guidelines and standards for all projects. Participate in pre-task planning. Report any safety issues or concerns to management.
  • Be responsible for maintaining quality standards on all projects.
  • Performs other duties as assigned.
Requirements:
  • Bachelor's degree in engineering or building science or related field and 2+ years' experience in facility assessment. Or, in lieu of a degree, 4+ years' related experience.
  • A valid driver's license.
  • Must be able to use ladders; carry and set up.
  • Must be comfortable walking on roofs and being in the Florida sun.
  • May require overnight travel.
