We are seeking a Maintenance Technician to join a fast-growing team. The Maintenance Technician II is responsible for facilities and maintenance of their assigned community. They will be performing a variety of tasks including: audits, electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. They will achieve this through a focus on completing work in a timely, effective, and efficient manner, with quality craftsmanship, while managing positive relationships with residents.

Education Requirements



  • High school diploma or GED required.
  • HVAC Certification preferred.
  • Valid driver's license required.
  • Reliable transportation with proof of insurance required.


Experience Requirements



  • 1-3 years of apartment maintenance, residential maintenance, or property maintenance experience required.
  • Experience performing repairs involving HVAC, electrical, plumbing, appliances, and general building maintenance.
  • Experience working with vendors, contractors, or subcontractors preferred.
  • Familiarity with property management software and electronic work order systems preferred.

  • Excellent troubleshooting, problem-solving, and time management abilities.
  • Ability to prioritize multiple projects and complete tasks independently.
  • Positive attitude, strong work ethic, and commitment to quality workmanship.

Physical Capabilities



  • Ability to stand, walk, bend, stoop, kneel, climb stairs and ladders, and work in indoor and outdoor environments.
  • Ability to frequently lift, carry, push, and pull up to 50 pounds.
  • Ability to use power tools, hand tools, and maintenance equipment safely.
  • Ability to respond to after-hours emergency maintenance calls as needed.


Job Duties



  • Perform maintenance, troubleshooting, and repair of HVAC systems, plumbing, electrical systems, appliances, doors, windows, locks, flooring, lighting, roofing, gutters, irrigation systems, and other property components.
  • Complete resident service requests within established timelines while providing outstanding customer service.
  • Maintain accurate work orders, service records, and unit make-ready status using property management software.
  • Conduct preventive maintenance, groundskeeping, safety inspections, and routine property upkeep to maintain community appearance and curb appeal.
  • Respond to emergency maintenance calls, assist with vendor coordination, maintain inventory and shop organization, and ensure compliance with all safety policies and community standards.
