Position summary: JMT is seeking a Commissioning Professional to manage and execute facilities commissioning projects, contributing to our more than 25-year history and reputation of providing quality commissioning services to major facility owners in the mid-Atlantic region. Our established business relationships result in JMT serving as an integral partner and trusted technical resource where we ensure that projects are delivered to meet the high-quality standards our clients have come to expect. Upon joining JMT the Commissioning Professional will be joining an existing staff of knowledgeable engineering and commissioning professionals across all JMT's regional offices.

The Commissioning Professional manages and works on assigned projects, commissioning mechanical, plumbing, electrical, special systems, and life safety (Fire Alarm/Fire Suppression) systems both in the office and at construction projects sites.

The ideal candidate will have field experience in commercial HVAC/plumbing/electrical installations, Testing & Balancing, interpreting control sequence of operations, and/or Building Automation Systems/Direct Digital Controls installation and programming.

This position offers excellent opportunities for career development and advancement in the Building Commissioning professional services industry, including on-the-job training through work related activities and in-house training for career growth by working with senior professional engineers, commissioning project managers, and certified professionals. Typical projects are located within Washington D.C., Virginia, Maryland, and Delaware.

Essential functions and responsibilities



  • Review / Assistance with development of the Owner's Project Requirements (OPR).
  • Review of the Engineer's Basis of Design Narrative (BOD).
  • Become familiarized with project commissioning process requirements, including project sustainability certification requirements (i.e.: USGBC LEED, Green Globes, Guiding Principles, etc.) applicable to assigned projects.
  • Review construction equipment submittals and shop drawings for general conformance to construction documents and Owner Project Requirements.
  • Visit construction sites to review progress of construction and verify systems' installation conformance to construction documents.
  • Development of Construction Checklists and Functional Performance Tests (FPTs) utilizing web-based commissioning process management/tracking software.
  • Monitor and track progress on contractor's executed checklists and Pre-functional Performance Tests (Pre-FPTs).
  • Maintain and update the commissioning Master Issues Log.
  • Witness pipe pressure tests, duct air leakage tests, equipment startups, and TAB verification as contractually required and obtain test reports for documentation and record to the Final Commissioning Report.
  • Witness Building Automation System's (BAS) performance verification tests and Functional Performance Tests.
  • Witness training sessions on select equipment and major systems by manufacturers and compile training documentation and attendance.
  • Development / compilation of the various commissioning deliverables: Final Commissioning Report, Systems Manual, Current Facilities Requirements, On-Going Commissioning Plan as applicable.


Nonessential functions and responsibilities



  • Perform other related tasks as assigned.

Required Experience

  • 10-15 years of progressive work experience in commercial HVAC, plumbing, and/or electrical systems commissioning.
  • U.S. Citizenship and ability to obtain security clearance.



Qualifications preferred



  • Commissioning agent certification, or ability to gain certification within one year, by either of the following: Associated Air Balance Council Commissioning Group, ACG (CxA); Building Commissioning Association, BCA (BCP); ASHRAE (BCxP), Association of Energy Engineers, AEE (CBCP) or University of Wisconsin Qualified Commissioning Process Provider (QCxP).
  • Familiarity with web-based commissioning process managing software (i.e.: Facility Grid, CxAlloy).
  • Familiarity with Building Automation Systems and DDC controls operation and programming (Siemens-Apogee; Johnson Controls-Metasys; Trane-Tracer; Honeywell-Niagara/Comfort Point; Automated Logic, etc.) program access experience is a plus


Working Conditions

Work is performed within a general office environment approximately 50% of the time. Work is generally sedentary in nature, but it may require occasional standing and walking. Lighting and temperature are adequate and there are no hazardous or unpleasant conditions caused by noise, dust, etc. within the office environment.

Field work is required approximately 50% of the time where work may be conducted outside in heat/cold, wet/humid, and dry/arid conditions. Some lifting (up to 30 lbs) may be required as needed.

Travel less than 20% to consist of overnight travel. Travel within the DC, VA, DE, and MD regions to be expected.
